Pier and beam foundations are built differently — and so are their challenges. Moisture changes, soil expansion, drainage issues, and even pests can all impact their long-term performance.
Because these factors are unpredictable, we offer a one-year warranty on the understructure repairs, which is the standard across the industry and allows us time to monitor the structure after repairs.

If piers are installed on a pier & beam foundation, those piers come with our Transferrable Lifetime Warranty.

For slabs and/or installed piers around the perimeter, the Lifetime Transfer applies. However, any future adjustments needed must be in good standing — the warranty holder must remain solvent as required by our contract.

Even after repairs, Texas soils and weather can cause continued shifting over time. You may experience differential shifting causing cracks, separations, and other movements in your home — in the same area or new areas — anytime after we’ve completed repairs.

Our comprehensive two-step warranty process starts with a hydrostatic plumbing test. This test of your freshwater and sewer water systems gives us a better idea of what might be causing the issue at the property. With this being such a crucial first step in our warranty process and the necessity for accuracy, we do require that this test be done by our plumbing department. Because of this, we offer a discount on the cost of the plumbing test.
Please note: if any further plumbing repairs are needed at that time, we recommend they wait until after the foundation has been addressed. At that point, you are more than welcome to use your own plumber if you would prefer.
Once we have the results from the warranty plumbing test, we will forward the results on to you and your foundation representative. They will review your plumbing report, as well as your property’s file from the time of previous repair, and contact you to discuss your concerns and schedule an appointment to re-evaluate the property.
In some cases movement and elevations are within acceptable limits, and no further work is needed. Other times, there may be a need for some additional work or adjustments to correct the worsening conditions.
Warranty evaluation appointments are billed at $75 per visit *or current service rate.
If your home already has piers installed by another company, we can help. We’ll provide a no-cost evaluation to evaluate existing repairs and determine their viability and structural sturdiness, so we can continue warranty coverage through our program if they are structurally sound.
Unfortunately, some supports and piers may not provide what your home needs in the long run. There are even supports and piers that need to be cut from the foundation — such as helical and bracketed types. These piering types cannot be adjusted normally and are set in place permanently. Using concrete and steel piers that can be adjusted when differential movement occurs is Master Builders, Remodelers & Guaranteed Foundation Repairs’ preferred method.
