Our foundation repair plans are designed to attempt to return the foundation to as near its original horizontal position as possible without causing more damage. It is our intention to permanently stabilize the foundation. Our Concrete and Steel piers carry a Lifetime Transferrable Warranty. This applies to the work performed. Pier & Beam Repairs carry a One (1) Year Warranty on understructure work completed.

CONCRETE & STEEL PIERS

LIFETIME TRANSFERRABLE WARRANTY

When repairing foundations and examining soil charts in Texas, it can be noted that there are expansive amounts of clay soils that are very common to the DFW area. Because of this, Concrete Pressed Piers are the optimal solution for residential foundation repair around the DFW area! These piers are the quickest and most cost-effective solution to repairing your home. Concrete Pressed Piers are constructed from pre-formed cylinders that are pressed to refusal. They can be installed in both the exterior and interior of a home. If necessary, they can also be adjusted due to future movement.

Steel Piers are another option when repairing a slab foundation. These piers can be used in all the same instances as a concrete pressed pier and more. We recommend Steel Piers for commercial buildings, homes that require a high load bearing support, or more commonly, when the soil in the area consists of more sand, where a deeper pier depth can be gained. Steel piers also have the benefit of cutting through thin layers of harder strata between the clay layers, which can sometimes present a “false point of refusal”.

PIER & BEAM HOMES

ONE (1) YEAR WARRANTY

Most foundation repair companies offer a one-year warranty on pier and beam foundations due to the numerous external factors that can affect the long-term stability of these systems. Unlike products or components with predictable performance, pier and beam foundations are influenced by a variety of uncontrollable conditions.

These factors may include changes in soil moisture, shifts in landscaping, seismic activity, flooding, and infestations from termites or other pests. Because it’s difficult to forecast how these variables will interact and impact the foundation over time, a one-year warranty is generally considered fair and practical.

This limited warranty period allows homeowners to monitor their foundation for any immediate issues following the repair. It also reflects the reality that environmental conditions are constantly changing and can affect the structure’s stability. For continued performance and protection, homeowners are encouraged to perform routine inspections and maintenance even after the warranty has ended.

Warranty Transfer

*To transfer the warranty, please contact our office to obtain a copy of the Warranty Transfer Request Form and General Conditions of the Warranty. Return to our office within 30 days after a transfer of title or closing occurs. A $200 Transfer Fee Will Apply. 

Warranty Claim

We understand that Piers installed and Repairs completed may require adjustments over time. Severe Weather conditions and the expansive native soils in Texas cause differential movement and shifting over time, especially if not maintained. If you need to start the warranty process, a hydrostatic plumbing test is required to be completed (within 30 days) prior to evaluation in order to eliminate the possibility that a plumbing leak is the cause of the issues you are experiencing. Once completed, we will inspect the property to determine the appropriate course of action. *Warranty Service Appointments will be charged at the rate of $75.00 each.
